If your project is aiming for LEED certification before the end of the year, time is already ticking. GBCI (Green Business Certification Inc.) has published the official review deadlines.

Understanding these timelines is critically important, as they could impact your organization’s 2026 commitments.

Why do LEED review deadlines exist and how do they impact your project?

LEED review deadlines set the pace for the entire certification process. They define when your project will be evaluated and, consequently, the likelihood of obtaining certification within a specific timeframe.

These timelines are established by Green Business Certification Inc. to manage the global review workload and ensure that projects move forward within clearly defined windows.

Meeting these deadlines allows your project to achieve certification within 2026 and maximize its benefits at the right time, including access to green financing, alignment with ESG goals, and strengthening the asset’s market positioning.

Additionally, it helps control costs, sustain the commercial strategy, and keep investment objectives aligned.

LEED certification deadlines for 2026

For projects aiming to close the year with LEED certification, GBCI has defined a review schedule that enables more accurate planning.

These deadlines apply to all LEED projects, including LEED BD+C, LEED ID+C, LEED O+M, LEED for Cities and Communities, LEED Zero, and LEED Residential.

All listed dates assume that applications have been submitted and the corresponding review fees have been paid before 9:00 a.m. (Eastern Time).

Traditional track – standard reviews

This schedule already accounts for non-working days, including September 7, November 11, November 26 and 27, as well as the period from December 25 through year-end.

Expedited track – fast-track reviews
Expedited track – fast-track reviews

If additional time is needed, there is an option for expedited review, which involves an additional cost of approximately $12,000 USD. This allows projects to be submitted for review at later dates than the standard deadlines.

Key considerations for LEED certification deadlines in 2026

Before planning your certification, there are important factors that can directly impact your ability to meet the established timelines:

  1. Not all projects follow the same schedule

The published deadlines apply to systems such as LEED for Building Design and Construction (LEED BD+C), LEED for Interior Design and Construction (LEED ID+C), LEED for Operations and Maintenance (LEED O+M, both initial certification and recertification), LEED for Cities and Communities, LEED Zero, and LEED Residential.

However, they do not apply to programs such as LEED Volume or batch submissions of multiple projects, which follow different processes.

2. Clarifications can affect your schedule

These timelines assume a straightforward review process without additional comments or clarifications. If clarifications are required, a response period of up to 25 business days is typically assumed, which can impact target dates.

3. Expedited review does not guarantee certification

Expedited review, while reducing evaluation time, does not guarantee certification. Projects must still meet all requirements and credits. Additionally, the dates provided in schedules are estimates and should be treated as references, not guarantees.

For this reason, it is recommended to plan based on standard timelines, using expedited review as a strategic option in case of adjustments or unforeseen circumstances.

4. Submission timing also matters

Deadlines assume that both the application and payment are completed before 9:00 a.m. (Eastern Time) on the specified date. Submissions made after that time may automatically move to the next review cycle.

5. Certification depends on the project phase

Design review can be completed before or during construction. However, final certification is only granted once the construction review has been completed.

Strategy: how to prepare your project to meet deadlines

Early credit audit

Evaluate pending credits in advance—at least three months before your target deadline. Identify those that require the most attention and define action plans or viable alternatives to ensure compliance.

Proactive communication with GBCI

If your team needs to achieve a specific milestone, GBCI recommends communicating your requirements as early as possible.

Remember that expedited review is available as an option, although it involves an additional cost and should be used strategically to meet key deadlines.

Internal pre-submission review

Conducting a structured internal review is critical, ideally supported by a specialized consultancy such as THREE. This helps identify inconsistencies, incomplete documentation, and calculation errors before submission, reducing review comments and avoiding timeline extensions.

LEED certification is a business decision

In recent years—particularly since 2022—ESG (Environmental, Social, and Governance) commitments have gained significant importance in decision-making, driven by increasingly demanding KPIs and the value that certifications bring to the market.

In this context, LEED certification has become a validation of project performance that directly impacts value and competitiveness. It is also a commonly used indicator by developers and REITs to measure their annual environmental commitment.

With 2026 review deadlines already defined, early planning is essential to secure certification within the year. Auditing credit status, ensuring timely payments, and structuring documentation strategically will help keep the project on track, optimize resources, and avoid adjustments that could impact performance.

For teams seeking support in LEED strategy, credit management, and documentation preparation, THREE can help structure the entire process to ensure timely delivery, maximize results, and avoid missing the certification cycle.

Green Finance Guide 2025: What You Need to Know to Build Sustainable Buildings in Mexico  https://wordpress.three.com.mx/2025/06/24/mexico-green-finance-guide-2025/ https://wordpress.three.com.mx/2025/06/24/mexico-green-finance-guide-2025/#respond Tue, 24 Jun 2025 22:44:38 +0000 http://wordpress.three.com.mx/?p=199

Building green is not a barrier—it’s an advantage.

That’s the premise of the Green Finance Guide for Sustainable Buildings in Mexico, published by THREE Consultoría Medioambiental in collaboration with GBCI and PEEB. The guide aims to facilitate access to financial resources for building projects that generate positive environmental and social impacts.

This guide is the first coordinated effort to map available green financing tools in the country, identify key stakeholders, and showcase—through real-world cases—that building responsibly and profitably is possible.

A Guide with Purpose

The document was created with two key goals:

  • Promote the development of green financing models that scale sustainable construction across Mexico and maximize national impact.
  • Encourage the adoption of green financial tools to boost sustainable building practices.

In Mexico, the construction sector accounts for approximately 20% of national greenhouse gas emissions. Yet, it contributes nearly 7% of the GDP and supports around 4.5 million jobs.

A Changing Landscape: Mexico’s Sustainable Taxonomy

Mexico has made significant strides in defining what constitutes a sustainable economic activity. In 2023, the first version of the Mexican Sustainable Taxonomy was released—a classification system identifying sectors and activities that contribute to the country’s environmental and social objectives. This taxonomy aligns investments with commitments such as the Paris Agreement and the 2030 Agenda, providing clarity for investors and financial institutions.

The building sector was one of five priority areas for the taxonomy, reflecting its strategic importance. According to USGBC, buildings are responsible for 37% of global energy demand and 25% of greenhouse gas (GHG) emissions, making the sector a key area for climate action.

What Financial Tools Are Available in Mexico?

The guide identifies and explains various mechanisms already available in the country to finance green projects, including:

  • Green loans
  • Green and sustainable bonds
  • Multilateral funds and development banks
  • Public programs and tax incentives

In addition to describing each instrument, the guide provides links, contacts, and recommendations on how to prepare a project that meets the necessary criteria to be considered “bankable.”

It also highlights over 50 laws and public programs related to sustainability and construction, including energy efficiency standards and fiscal incentives.

Certifications as Financial Tools

A key contribution of the guide is showing how environmental certifications—such as LEED or EDGE—can serve as guarantees of technical quality and environmental performance, making it easier to secure financing.

These certifications validate a project’s sustainability credentials, support ESG reporting, and open doors to new markets. They also align directly with the criteria of Mexico’s Sustainable Taxonomy, which sets specific parameters for energy, water, circular economy, and climate resilience.

Success Stories: Building Green Is Possible

Today, leading real estate developers know that sustainability isn’t just good for the planet—it’s also good business. The guide backs this up with data: green buildings can reduce operating costs by up to 20%, increase property value by at least 10%, and qualify for benefits such as preferential mortgage rates. They’re also highly attractive to institutional investors focused on ESG criteria.

A Guide to Move from Planning to Action

The greatest value of the Green Finance Guide for Mexico lies in its pragmatic approach. It’s not just another diagnostic—it’s a roadmap. While Mexico has made progress in green finance, the guide points to key areas for further growth. These include the need for greater awareness among developers, promoters, and financial institutions, and better inclusion of SMEs, which often face access barriers.

It also emphasizes the importance of local governments offering non-monetary incentives.

Another central point is strengthening the link between environmental certifications and public policy, so that these tools are recognized not only by the market but also by regulatory and financial frameworks.

The 2025 edition is just the beginning. Future updates will incorporate more institutions and financial products with a clear goal: to make sustainable construction no longer the exception—but the standard.

The sustainable commitment of Fibra MTY https://wordpress.three.com.mx/2023/02/13/the-sustainable-commitment-of-fibra-mty/ https://wordpress.three.com.mx/2023/02/13/the-sustainable-commitment-of-fibra-mty/#respond Mon, 13 Feb 2023 22:01:40 +0000 http://wordpress.three.com.mx/?p=36

In December 2022, Fibra MTY obtained the LEED® certification on the Operations and Maintenance v4.1 rating system in 11 of its properties, totaling 140,000 square meters, located in different states in Mexico.

Silver Level:

▪ Cuadrante – Cd. Juárez, Chihuahua.

▪ Prometeo – San Pedro Garza García, Nuevo León

Gold Level:

▪ Huasteco Alfa – San Luis Potosí, San Luis Potosí.

▪ Huasteco Zona Comercial – San Luis Potosí, San Luis Potosí.

▪ Patria 888 – Zapopan, Jalisco.

▪ Esfera La Perla – Zapopan, Jalisco.

▪ Biosfera La Perla – Zapopan, Jalisco.

▪ Torre Morada 1 – Monterrey, Nuevo León.

▪ Torre Morada 2 – Monterrey, Nuevo León.

▪ Plaza Central – Monterrey, Nuevo León.

▪ Fortaleza – Huixquilucan, Estado de México

Fibra MTY – real estate investment trust – acquires and manages real estate in the commercial, industrial and office sectors, providing an outstanding level of profitability in the market. With its more than 60 properties, it offers a solid business model for its investors.

An integral element in their commitment to society and the environment, which is why they work fully under the ESG criteria (Environmental, Social and Governance).

The project for these certifications began in April 2022 with a single objective: to continue with its commitment to sustainability as a strategy to positively benefit all its stakeholders, contributing to their well-being, offering them a favorable socioeconomic environment and, in turn, mitigating the impact in environment of their properties.

The initial diagnosis and collection of information showed the need for the buildings, except for Fortaleza, to implement or modernize the air renewal equipment. Air renewal is the process of cleaning, filtering, and replenishing the air in an enclosed space, which helps reduce the amount of pollutants. The execution of this strategy allowed the reduction of energy consumption, as well as the improvement of the health and comfort of its occupants.

In each of the properties, THREE Environmental Consulting worked hand in hand with the administration and maintenance teams to implement the best practices in terms of handling conditioning equipment. Within the action plan, an automated control of lighting and ventilation of common spaces was applied to avoid keeping equipment on unnecessarily.

Waste management as a key point of LEED certification.

One of the most important components of a sustainable building is the correct waste management to protect the environment from contamination – which can be achieved through various solutions, such as recycling and/or reusing materials. Fortunately, in most of the Fibra MTY buildings they had a culture of waste separation, therefore, only one strategy was implemented to quantify this process, measure its scope and give it continuous monitoring.

Additionally, a permanent program for the separation and recycling of paper, cardboard, glass, plastics, metals, batteries and electronic waste was launched, together with graphic support, promoting collaborative actions to maintain best practices in favor of the sustainability.

The use and implementation of high-efficiency sanitary devices helped reduce water consumption inside the buildings, leading to a lower environmental impact, helping to conserve water resources and reduce the load on municipal water systems.

The importance of tracking in the user experience.

Most of the 11 certified buildings are in the center of the cities where they are located. These strategic locations help promote the use of alternative transportation and reduce the need for private vehicles – allowing users to walk, to use the bus, or to ride the bike to the building.

In the special case of Patria 888 – due to the strategies designed by THREE and implemented by the Fibra MTY team, a recertification of a building previously certified LEED C&S silver level was achieved in 2017.

The results of the human experience survey reflect the satisfaction of the users, which demonstrates an important point in favor in the comfort of the workers.

Fibra MTY’s environmental and social commitment applied to its building projects have shown results that position this trust as an example of environmental, social and governance leadership.

These characteristics, together with their efforts and achievements guided by sustainable elements, have given them benefits – such as access to loans related to sustainability objectives with better credit conditions, cost reduction throughout their operation, mitigation of environmental impacts and general improvement of the health conditions of its users.
